Why Buy a New Home?
Some new home buyers just don't want a used house when only new will do. They don't want to inherit DNA in the carpet - such as toe nail clippings, personal taste in kitchen appliances or look at some kids hand printed in the concrete of the garage or patio outback. The home must be brand spankin' new, fresh and clean without so much as a finger print on the wall. Now of course this isn't every buyer nor am I suggesting that all used homes are like this, but what I am going to share with you, is that there are many advantages to purchasing new over used. Real estate experts and new home buyers say there are many reason for choosing new construction. Based on buyer's needs and desires in a home, builder sales employees can tailor their presentation to almost always accommodate what they are looking for in a new home and community. There are several reasons, but I'll try to boil it down to the basics:
MAINTENANCE:
This one might be a little obvious, but very important. Most of today's buyers often have families or are planning families and don't have time to spend on housing projects. Many new homeowners also don't have the knowledge or tools to do extensive home repairs. The main advantage when purchasing a new home is the fact that there shouldn't be as much maintenance as when purchasing an existing home. Most builders offer great warranties as a protection - not just through the builder but also through the vendor that install products within the homes.
PERSONALIZATION:
This is such a great way to make the home YOURS! Buyers love the fact that they can choose their own paint colors, cabinets, countertops, carpet, etc...When most buyers go through an existing home, some of the first things they think about are..."I'm going to have to paint this room....or...."We are going to have to put some updated appliances in this home". Purchase a new home; take this out of the equation. The ability to customize is one of the biggest factors in the decision process.
COMMUNITY:
Some buyers appreciate the fact that they are probably going to have something in common with their neighbors as soon as they purchase a home. It's also a great way to pick your neighbors! Having friends and family in the same community that you live in can be a plus! Well, I guess it depends on the way you look at it...
FLOOR PLANS:
Older homes just don't have the same appeal - not to mention buyers can choose their floor plan design, there are more modern changes that have evolved over the years to accommodate to our current lifestyle - bigger bathrooms, secondary bedrooms and kitchens. In certain floor plans, home offices / dens, convenience centers and the list goes on. Open floor plans and multi-levels are becoming even more popular to accommodate for entertaining purposes and that growing family.
ENERGY EFFICIENCY:
"They don't build homes like they used too!" This is a common objection for some buyers, thinking that homes build several decades ago are better. Well the truth be told, is that new homes are built much better. Most builders have adopted more efficient ways to build homes that make utility bills much lower. As some builders become more "Green", this makes an energy efficient home buying much more affordable.
TECHNOLOGY:
It's much easier to install technology products during the building process rather than doing it after the fact. Home entertainment systems, additional cable outlets on a wall of your choice, wireless systems, and up-to-date cable and wiring systems in your home are a must!
WARRANTIES AND CUSTOMER SERVICE:
A very big decision in buying a new home! Make sure you check your builder's warranties and customer service rating. It will make your experience wonderful. Resale home buyers often purchase a one-year home warranty or "as-is". New homes typically come with a more complete warranty package. Having the builder available if you need help provides an added sense of security.
